If on striking the balance as provided in article 1579 no remission or abatement of rent is found to be due, it shall not be lawful for the lessee to renew the demand at the expiration of the lease notwithstanding any deficiency in the following years; saving his right to demand the remission or an abatement of the rent in respect of each of such following years if there are sufficient grounds for such demand.
